Few buildings are more distinctively Baltimore than the Bromo-Seltzer Tower. After years of neglect, SM+P Architects undertook its transformation into studio space for artists — carefully navigating the historic tax credit guidelines that govern work on such a significant landmark. The project required the same combination of technical skill and preservation sensitivity that defines all of SM+P’s historic work: respecting what the building has always been while creating something that serves the community today. The restored Tower now stands as a working creative hub at the heart of Baltimore’s arts community — one of the clearest expressions of SM+P’s belief that historic buildings, properly cared for, have futures as vital as their pasts.
